Analysis of Informal Settlement qualities of Sajadiye District, Arak And management practices

In this study a condition is analyzed which makes the urban development unstable: the informal settlements. The informal settlements are the physical images of urban poverty that deferent establishment and accomplishment stages bring them about. In order to enlighten the arrangements of this kind of settlements, Arak is selected as the case study. Economic, social and Cultural status, together with the lower security rate play important roles in slum dwelling phenomenon introduction, which originates from two fundamental collections: the rural repulsion and the urban attraction. The principal purpose of this study is to identify the social and cultural subjects causing slum dwelling. The research methodology is based on correlation methodology procedure in which the measurement analysis is used to analyze affecting factors on quality and improvement of Sajadiye district informal settlement environment in Arak. According to Cochran formula, the sample scope is accounted to be 367 subjects, who are among Sajadiye district dwellers and are selected by means of random cluster sampling. The Data analysis is done using correlation analysis and structural equities model. The spss and Liserel computer programs are applied for data analysis. Cheap land and housing price in this district, in addition to the need of dwellers and migrants have paved the way for the expansion of the district. The district suffers from down economic and cultural condition. The findings of correlation analysis demonstrates a significant relation between migration, dwelling condition, subsistence, leisure time, the physical spatial status, social belonging and slum dwelling with 0.99 percent accuracy and inaccuracy level lower than 0.01. The findings of the structural equities also reveal that the independent variables can predict slum dwelling. Slum dwelling results from economic, cultural and social conditions, financial crises (which makes it difficult to enjoy healthcare and education facilities) and faint relationship with urban culture; these dynamics put the dwellers in cultural and social dangers.
