Abstract:

Today the building information modeling (BIM) is used as a modern tool in design & construction of buildings. Building information modeling is a digital representation of physical & functional characters of a building that facilitates the sharing of construction project information between stakeholders. In fact, this concept by describing conditions of a building in reality, through its lifecycle from starting construction operation to destruction provides reliable base for decision making of project team. By adding new dimensions, BIM was applied in the operation & maintenance phase of construction projects. Yet, the main question is whether enough information of maintenance phase is considered in the previously developed models. In the other words, it may be required to add a new dimension based on available theories of operation & maintenance. This research aims to explore the above issues by gathering necessary information through observation of several maintenance projects & conducting in depth interviews with experts. The collected data was analyzed qualitatively to enhance underst&ing about factors that should be considered for using BIM in maintenance projects.Moreover, a made model is developed in Revit & findings of qualitative study were examined on the model. It can be concluded that Revit meets graphical needs of facility & maintenance management. However, in terms of descriptive information limited choices is offered as default for different parts of buildings. Thus, there is a need to provide an environment that can intake more facility management information for Revit models
