Abstract:

With the prosperity of commercial activities especially the construction of Siranband border market in 1990s, many commercial complexes and malls have been built in Baneh city. The prosperity of commerce resulted in converting the use of area around the city core to commercial use. Since commercial spaces are not only spaces for shopping but also places for social interactions and recreation, paying attention to the quality of shopping centers is one of the effective factors in providing satisfactory service and improving urban space. In today’s shopping centers these are less paid attention. Therefore, it has caused some of these centers not to have the necessary quality and efficiency. This study deals with the qualitative and quantitative analysis of commercial spaces of Baneh city using the Analytical Hierarchical Process (AHP) and its accordance with urban development standards. This study is based on descriptive – analytical methods. At the first step, necessary data are collected by library and observational studies and visiting relevant organizations and then analyzed by EXCEL, EXPERT CHOICE and GIS software. In this paper, seven complexes of the seventy complexes available in Baneh city are studied in terms of ten indices by hierarchical system. To do the binary comparison, the opinions of ten experts are used. The results show that Location , Reachability , Parking Spaces and Offering Recreational Services to Customers are of the most important indices. Behesht-E-Baneh and Shafeei complexes are chosen as the best ones for high scores. Based on chosen indicators, some solutions are offered to improve the quality of existing commercial centers and those that will be built in future.
