Abstract:
Urban land use planning is the most important urban planning elements. Tehran metropolis has experienced increasingly developed in recent decades, its land usage have changed increasing ,in city center area, city managers inevitably have to change the physical space and its function in the restriction traffic plan to be responsible for need of the crowded population. In this study the changes of land usages in the limited area were evaluated by Spatio- temporal analysis.Data of the maps of 2009 and 2006 with 600 questionnaires asked the residents in the traffic plan area. According to the findings , traffic restriction in the not only didn’t Forced the residents to relinquish or rent their housing ,but also because of commercial and office focus in these areas in Tehran, it has attracted and increase residential hocusses and area population. Economic and commercial activities in the areas affected by traffic affected, accelerated and had more growth. Also, these traffic restrictions are banned or remove the amenities needed to the residents. Combination of This information, regarding to the commercial and residential expand of traffic plan area, would have interesting and useful results for managers of Tehran Metropolis.
