Abstract:

Revenues in municipalities is one of the things that have a major impact on providing urban services to citizens. unless municipalities are able to generate sufficient and sustainable income, they will not be able to establish and operate the necessary facilities in the city. although municipalities financial resources can be obtained in different ways, not all of them have the characteristics of sustainable incomes. therefore, access to new ways of sustainable and secure income sources without adverse economic, social and political implications will have an important role in satisfying urban society, accelerating the construction and development of urban areas, and ultimately better urban management. accurate and timely access to real estate status and guilds is one of the most important prerequisites for urban planning decision makers. establishing and updating real estate databases is a viable infrastructure for municipal revenue generation and is a key tool in monitoring urban development. and the fairer and more accurate export of complications of renovation and civil and business services as one of the types of sustainable revenue will not be possible except with the implementation of a database system. in this study, based on the theoretical foundations and opinions of experts, we first formulate the optimal real estate audit indicators and then we present a model to use these indicators to increase firm income. it can be stated that this research is a descriptive-scrolling research based on the nature and method of the scrolling.[1]
