Abstract:
The role of heritage has always been downgraded despite being representative of the pastand a source for regeneration and sustainable development. Historic Buildings can beused to revive and revitalize cities, especially in deprived areas and neighbourhoods. Newuses for heritage buildings are considered to fit them into modern living requirementswhen the original uses are no longer viable. The conservation and regeneration of manyhistoric buildings has failed due to varied reasons such as market failure and lack offunding resources .This study examines the practical use of regeneration policies andheritage conservation using a real life case study of the derelict grade II* listed building,London road fire station. The study attempts to develop the understanding towards howheritage assets in collaboration with regeneration contribute to the revitalisation of anarea. Different research methods such as documentary data and statistical data wereutilised in order to gather information about relevant policies and strategies to the casestudy. The perception of different actors involved in the project using the interviewmethod provided an overview about the management and delivery of the scheme and thereasons hindering the regeneration project. Furthermore, the success of the scheme instimulating economic growth and community pride was also assessed. Additionalstatistical data besides the interviews were employed to gather different outputs .Theresults show that the association of different planning policies and regenerationframeworks influence the success of the regeneration scheme. In other words, theregeneration of a scheme in an area is linked to the planning context of the wider area.The study provides insight into how a heritage asset can contribute into a regenerationproject. At the end, the limitations confronting the research study have been discussed.
