The impact of new urbanism in the neighborhoods of Iran (case example: Ferdowsi neighborhood in Tehran) abstract

This study investigates the impact of New Urbanism principles on the transformation and development of urban neighborhoods in Iran, focusing on the historical Ferdowsi neighborhood in Tehran. The project was initiated to analyze how contemporary urban design practices can be integrated into historically significant areas while respecting their unique cultural and architectural heritage. This exploration is essential due to the increasing pressures of urbanization and the need for sustainable development in densely populated historic centers. Through a comprehensive methodology that combines field observations, architectural analysis, and interviews with local stakeholders, the research maps the integration of New Urbanism's core principles—such as walkability, connectivity, mixed-use development, and increased public space—within Ferdowsi's historical context. GIS tools and spatial analysis were employed to quantify changes in land use, pedestrian traffic, and public engagement before and after the implementation of New Urbanism strategies. The results reveal a significant shift in the neighborhood dynamics, highlighting an enhancement in pedestrian mobility and economic vitality without compromising the architectural integrity of the historical sites. Compared to previous approaches that favored either preservation or modernization, this balanced integration offers a new model for urban regeneration. The findings suggest that applying New Urbanism in historical contexts can bridge the gap between preservation and modern needs, proposing a sustainable pathway for future urban development in historical neighborhoods. In conclusion, the study provides a blueprint for rethinking urban planning in historical neighborhoods, suggesting that sensitive and context-aware implementations of New Urbanism can yield substantial benefits while maintaining cultural heritage. This approach could serve as a model for similar contexts globally, where the harmonization of old and new urban fabric remains a pressing challenge
