Abstract:

People and places in a changing world, aging population, their needs and expectations are the paradigms, which should be evidently addressed in today building design. Since in sustainable building design (SBD), customer satisfaction is one of the major aspects considered in success of project; therefore achieving a customer-oriented approach process is a privilege in building design. As customer needs change based on their upcoming expectationsover time, emergence of a flexibility enabling building to deal with the changes could be of priorities in building process. Based on this theory, the concept of service life design (SLD) is emerged in SBD. SLD embraces various design attributes such as ease of assembly, maintainability, serviceability, flexibility of use, dismantling of asset and eco-services (design passive strategies and eco-concepts) concerning environmentalimpacts and socio-economics as well as energy and resources consumption. This paper proposes the concept of SLD inSBD as a customer-oriented approach that not only addresses user’s needs but also concentrates on the asset’s behaviour over building life span. SLD attempts to create more efficient buildings, which are flexible in use, serviceable, maintainable while they are more durable and producing lower amount of disposal in end life stage. SLD also provides buildings with high performance and service life in use stage regarding factors such as cost, time, quality, safety and health. To achieve more efficiency and functionality, this paper advocates the theories and frameworks which might be employed in development of sustainable building approach through focusing on SLD.
